MARKETING STRATEGY

As your listing agent we will follow a proven strategy for effectively marketing and selling your property.  Our marketing philosophy consists of a three part strategy that focuses on the most efficient means of marketing to potential buyers.  This strategy includes the marketing of your property to all active Realtors in Bryan/College Station, targeting potential buyers through the use of advertising and marketing directly to our own potential buyers with whom we are working.  We do all of these at no "Transaction Cost" to our sellers.  Please be aware that other local Realtors may charge a transaction cost on their listings to cover the cost of photographs, advertising and other miscellaneous costs.

Marketing to Active Realtors

Your property will be immediately listed on the Multiple Listing Service (MLS) database thereby making pertinent information on your property available to approximately 600 active Realtors in the Bryan-College Station area.  By utilizing the MLS system we are able to directly e-mail all the active Realtors with information on your property such as the announcement of your property coming on the market and any updates regarding your home.

At the first opportunity we will put your property on Realtor's tour.  Realtor's tour allows Realtors to preview your home without having to make an appointment.  It is a great chance for Realtors to see the various features and amenities that your home has to offer.

Information on your property will be specifically targeted to the most active and experienced Realtors and real estate companies in Bryan-College Station.  These are the Realtors that are most likely working with buyers in your price range and are most likely to produce a potential contract.

Local Media Advertising

We have found that the two most effective local media sources for real estate advertising in Bryan-College Station area consists of  the Cable Mart television channel and the Brazos Valley Real Estate Magazine.

Upon listing your property we will immediately advertise it on the Cable Mart television channel. Experience has proven that Cable Mart has the greatest impact of the  local media sources.  Not only does it reach locals, who enjoy watching the channel, but it is also viewed by potential out of town buyers in their hotel rooms while on house hunting trips or job interviews. 

At the first available opportunity we will also advertise your home in the Real Estate Book.  This monthly periodical is a full color, glossy magazine that is widely distributed to businesses and retail centers throughout the Bryan-College Station area.  The magazine has a long shelf life and is often included in information packets to potential employees considering relocating to the area.


In addition to advertising your property in the these available media sources your home will also be advertised on the internet.  The MLS is an internet based system that allows the Realtor members to preset search criteria for potential buyers.  When your property is input into the system it will be instantly e-mailed to clients whose criteria for a home match yours.  Your home is also posted on the Keller Williams website, our personal website which reaches approximately 600 unique users per month,  BCSRealtor.com (the MLS public access site) and The Real Estate Book's on-line website.   Furthermore, your property data is also sent to the Showcase version of  Realtor.com receiving national exposure and is uploaded into numerous Realtor's personal websites.  Also, through our Keller Williams website your property  is also populated into over 100 other websites including Zillow, Trulia, Homes.com and many more.

Additional enhancements to our advertising may include professional photographs and possibly a virtual tour of your property.  This tour will be done by an experienced and professional virtual tour operator and will be posted as a link in the MLS listing, as well as, all of the websites.  We will also do a full color brochure of your home to be placed in a flier box on the sign, including a personalized QR code.

Targeting Potential Buyers

In addition to advertising your property and marketing it to active Realtors we will also show your property to buyers with whom we are working.  With over 50 years of combined experience in the local real estate market we have developed a large client base.  We work with a large number of buyers in all price ranges and will work diligently to show your property to any buyer in your price range.   

We rare  some of the most experienced and productive Realtors in Bryan-College Station.  In addition to marketing your property to buyers with whom we are working, we will also inform and encourage the other brokers/realtors at Keller Williams to show your property to their potential buyers.
